Hey

That’s a bit of a funny subject so I’ll tell you a bit more.

-Bike ride from London to Amsterdam
-Happy Life Suggestions
-2 Workshops

Now what have those three subjects got to do with the internet or pay per click?

Well since starting my PPC-Matery.com blog I took up a challenge of riding a bike with some friends from London to Amsterdam. And while riding I was doing one on one coaching and I can say that the riding up hill coaching was a bit harder than the down hill.

 

I use 'Happy Life Suggestions' to start most of my presentations on the internet so take a look when you get a chance. I even used 'Happy Life Suggestions' before the 2 workshops I gave.

And the 2 workshops that I delivered my pay per click ideas were to the high end students of members from my master mind group. There student’s investments are in the areas of £1497.00 to £2497.00 so I had to really deliver.

 

After all the feedback I’ve received from the workshops, coaching and emails I’ll now be putting on a workshop instead of a 5 week program.

Hey! Hey! Hey!

Here’s the interview that I had with Richard Shepherd before I gave a presentation and then lead the practical part of his Master Mind University on internet marketing.

I cover my Three Approaches to making money from leads at a website on the call.

I’ve been busy working on some new content to give that will add value to your business and I’ve also gotten lots of feed back from people saying that they would prefer a workshop over a training course so I’ll be looking into this.

I've been flooded with email and I'm enjoyed going through them all and having a great time answering questions.

Most of the emails are about the PPC-Mastery.com training program so I’ve made a video covering a taste of what is inside the program.

Also I’m sorry but the PPC-Mastery.com training program is not for everyone, in an earlier email I said that I’d teach about 40 people now I want to make it more personal so it’s now down to fewer than 24 people.

A new member of my master mind team is currently in the process of get a merchant account approved for higher transactions of around £3000 per transaction.

Hey, when it comes to handling leads there are several options open to you; I’ve split them into 3 groups.

-The Cash up front approach
-The Percent approach
-The DIY approach

The Cash up front Approach

Sell leads for £50 to £100

This is the earliest and easiest way to make a profit from the leads our system creates as we pay less than £10 per lead and sell for up to 10 time our spend. It’s also the least profitable approach.

I use this approach to take care of my adwords spend in my zero cost adwords strategy.

Sell telephone qualified lead for £100 to £250

Here a little more time is spent with calling the lead to confirm their details which gives the details more value.

I normally have my team do the telephone qualifying if we choose this approach.

Percent Approach

Get a 1 to 3% finders fee
Pass the lead on to an investor and if it becomes a deal then the agreed percentage is paid to the lead creator when the deal completes.

When my adwords spend is taken care of, this is the next step for me and with the right partner it can have a better turn over than the Cash up front approach.

i.e. Property 120,000 1% is £1200

JV the leads 10 to 70% split

This split depends on how much time and effort each party puts in. And is normally a buy to sell instead of a buy to let.

The money comes from the profit on the sale

Property Sale £84,552 – Property purchase with fees £67,890 – re-furb cost £4,889 = £11,773
40% of £11,773 = £4709

DIY Approach

Do the deal yourself, this will take the most amount of time and can be the most profitable. The DIY Approach is also the most time consuming.

You can and do a mixture of the approaches

'Cash up front' (both) + 'Get a 1 to 3% finders fee' (The percent approach) you get cash up front and more if the deal completes.

'Telephone qualified lead '+ 'JV the leads' go a step further with the telephone qualified lead and negotiate the deal and package it for a much higher up front fee.

There are a few online forums where you can find other open minded investor for these transactions and currently the biggest and most creatively activate is the Property Tycoons forum.

The Lead Count Email

I wasn’t going to show you this but then someone asked me to show more results and case studies on my pay per click blog so I thought it would be good idea to show you an email I received on Wednesday (2nd).

And this is in the Below Market Value property niche where people spend £50+ for a lead.

And we actually didn’t start until the 22nd.

Mar 19, 2008 to Apr 2, 2008
Clicks: 177
Leads: 32
Spend: £117.23
Cost per lead £3.65

Now spending 3 or 50 per lead…
